As part of its property management activities, Val d’Isère Agence oversees a wide range of building works through its dedicated department. These projects can range from a simple lick of paint in the entrance halls to the complete restructuring of buildings.

This includes vertical extensions, façade renovations, roof repairs and lift improvement works. We also take care of repairing hot and cold water supply and waste water columns. Q&As

I’m leaving my apartment for a week or longer, what do I need to do?

If you’re leaving your apartment for over a week, or if you’re not coming back until the following season, remember to: Turn off hot and cold water stopcocks (for communal water supplies) and:

Turn off the electricity
• Fully close all windows and patio doors
Turn off all radiator valves if you have communal oil heating.

All too often, we see cases of water damage that could have been avoided.

If your lift is out of order, you can call your lift technician directly at their call centre (you can find the phone number and lift reference number on the noticeboard in the building lobby, or in the lift itself). You can also reach them by pressing the alarm button inside the lift, which will trigger the CCTV. 

You can take rubbish and bulky items to the tip on Route de Bourg Saint Maurice past the Barrage de Tignes. You can also contact the Municipalité de Val d’’Isère technical services, who offer weekly waste collection. You can contact the relevant department by phone here: 04 79 40 27 00.

  • Work may only be carried out in the inter-season periods of May-June and September-November, from Monday to Saturday between 7.30 am and 7.30 pm, but not on Sundays or bank holidays.
  • Remember to give a copy of your keys to the company or tradesperson doing the work.
  • Remind them to protect the building’s communal areas and that the lift should not be used as a goods lift.
  • If you are in a building with electric heating, remind them that the heating elements run through the concrete floors (drilling holes is not recommended).
  • Finally, please note that all work that affects the communal areas must be authorised in advance at the AGM.
  • Also remember that site waste must be taken to the tip.
Check your battery first, and if the problem persists then notify Val d’Isère Agence’s Property Management department.

All too often, decisions cannot be taken due to the lack of a quorum.

Insurance is an essential requirement – you must have valid household insurance for your property and make sure to declare your cellar, ski locker and garage box. Your insurance must include civil liability cover for owner occupied and non-owner occupied.

All owners have been required to install a smoke alarm inside their property since 09/03/2015 (installation deadline extended to 01/01/2016). Choose alarms that comply with NF and CE standards and have a guaranteed battery life of 5 or preferably 10 years.

During winter in Val d’Isère, mechanical snow clearing is handled by two independent companies throughout Val d’Isère. However, manual snow clearing is carried out by the building caretaker, cleaning companies or independent contractors. If necessary, we can clear snow from mountain roads. 

Several rules apply, and the simple majority, the so-called majority in Article 24, corresponds to the majority of votes cast by co-owners who are present or represented at the general meeting of co-owners, as well as those who have voted by post. Therefore, abstentions are not taken into account.  The absolute majority consists of 50% of the ownership shares/voting rights plus 1, of all co-owners.  Ownership shares correspond to the percentage of the property owned by each of co-owner.When the general meeting of co-owners has not decided by the majority set out in the previous article but the project has obtained at least a third of all votes cast by co-owners in the trustee, the same meeting decides by the majority set out in Article 24 by immediately proceeding to a second vote.

Double majority:  This decision must first be approved by a majority of all co-owners, who must also own at least two thirds of all co-owner ownership shares. When the general meeting of co-owners has not decided by the majority set out in the first paragraph of Article 26 but the project has been approved by at least half of co-ownership trustee members who are present, represented or having voted by post, representing at least a third of all co-owner votes, the same meeting decides by the majority of co-owner votes by immediately proceeding to a second majority vote as set out in Article 25.

Your residence concierge is responsible for the regular maintenance– or daily maintenance where needed– of stairwells, landings, corridors, entrance hallways, ski rooms, bin stores and passageways at car-park level. Keeping the environment clean. Cleaning the area around the building and its terraces. Removing snow from the main access points, which must regularly be cleared of snow and ice (main and side entrances). Welcoming owners and their beneficiaries, as well as occasionally greeting holiday guests, plusenquiries, information; handing over and checking keys.

Building security (fires, water damage, heating, etc.) Monitoring roofs (snow drifts) and complying with avalanche safety guidelines (flags, signs, etc.) Installing and stopping heating cables, routine administrative work. Monitoring contractors working on site.  

All tasks associated with a caretaker role, as part of the application of co-ownership regulations or as a result of instructions received from the Property Management team, such as helping with mechanical snow clearing operations, for example.

In concrete terms, it involves removing all or part of the roof and replacing it with a timber frame storey. To obtain the regulations for your co-owned property, simply visit the extranet site, go to the “document” tab and click on “contract”. 

If you no longer have hot water in your apartment, you should first check the heating shut-off valves. If the problem persists, call the Val d’Isère Property Management team or the company in charge of building maintenance. You can find the phone number on display in the entrance hall near the letterboxes.
